EICR Landlord Certificates in Berkshire

Landlords have a legal responsibility to ensure the electrical systems in their properties are safe. Due to this, regular electrical testing is needed. This is achieved through a EICR test for landlords, which is a required test that they must have done on their properties every 5 years. Here at Pullinger Associates, we provide comprehensive EICR (Electrical Installation Condition Report) services, so you can easily get your EICR test certificate to comply with regulations before letting your property. Our qualified experts will conduct extensive testing to ensure every socket, fuse board, and electrical system in your property is functioning correctly.

Upon completion, we will issue a detailed report along with EICR test certificates, confirming that your electrical systems meet the required safety standards. You can count on Pullinger Associates Ltd to carry out a thorough EICR electrical inspection to keep your properties compliant and safe for tenants.

Why an EICR is important

An EICR test for a landlord is vital for numerous reasons. This test ensures that electrical systems are in working order and are safe to prevent any dangers or harm to tenants. Since 2020, it has been a legal requirement for all rented properties to have a valid Electrical Installation Condition Report (EICR). It isn't just something that is done once, this test must be completed every five years to maintain safety standards. If an EICR inspection identifies any issues, landlords will have up to 30 days to carry out the necessary corrective works.

At Pullinger Associates Ltd, we have an excellent track record of efficiently completing EICRs for landlords, estate agents, housing associations, and university housing, all at competitive prices. Unfortunately, since this legislation was introduced, there has been a rise in what we refer to as "drive-by EICRs." This practice involves individuals conducting insufficient tests that aren't thorough or to a high standard. These types of inspections usually complete the process in just 30 to 45 minutes- which is nowhere near the amount of time that should be spent on EICR inspections. There are many issues that can arise from this shortcut, which can lead to costly repairs for landlords and, in the worst cases, pose serious dangers to tenants.

All our EICR electrical inspections are conducted by qualified engineers who are employed by us and adhere to the high standards we uphold. After completing the inspection, we provide a full report along with a detailed quote for any necessary remedial works. This ensures that your property is safe and to a high standard before anybody moves in, giving you and your tenants peace of mind.

What Occurs During an EICR Inspection?

During your EICR inspection, the power will be isolated for approximately 1 to 1.5 hours, depending on the size of your consumer unit. For a standard 7-way consumer unit, you can expect this timeframe while we conduct our dead testing. We will isolate the power at a time that is convenient for you, so you can finish an email or enjoy a quick cuppa!

Next, we will proceed to our live testing phase, which involves checking around 20% of the electrical accessories, such as sockets and switches. Depending on what the engineer discovers during this process, they may choose to inspect additional accessories. You needn't worry about accessing items behind large furniture, such as wardrobes or sofas; we will only check readily accessible points. It is important that we have clear access to the consumer unit, so please ensure that this area is unobstructed before the engineer arrives at your property. Failure to do so may result in a cancellation fee.

Once the engineer has completed the inspection, they will inform you whether the test has passed or failed. You will then receive the electrical test certificates, along with a quote for any remedial works (if necessary). This will be provided to you the following day. If the property is on a tight turnaround, we can expedite this process, provided it is agreed upon in advance.

We can carry out EICRs in Berkshire and the surrounding areas for any type of property. Whether you're looking for commercial EICRs or domestic EICRs, it doesn't matter. Our team of experts can ensure that every nook and cranny of your electrical system is safe and legal to protect tenants and others in the property.
